How to choose the best location for a new office
Are you looking for a new office and don't know where to start? Well, it’s best to begin by choosing a location. This is the key to success. It has a major impact not only on employee recruitment and productivity, but also on the company's image among business partners and the general public. The ri
Good transport accessibility: one of the key factors when choosing a suitable location for a new office is the availability of transport links. A convenient location close to public transport hubs will make travelling easier and minimise time spent in traffic jams. Therefore, pay attention to how easy it is and how many different ways employees and clients have to get to and from the office. Consider proximity to bus, train or metro (subway) stations. A recent analysis of the Prague market by Colliers confirms that proximity to the metro remains one of the most important factors influencing not only accessibility but also the overall price and attractiveness of office space. Also, think about good parking options, which are important for those who prefer individual, private transport.
Infrastructure and services: the ideal location should offer sufficient infrastructure and services to make employees’ and clients’ daily lives easier and more comfortable. Restaurants, cafés and shops should be abundant in the selected location. Banks, post offices, medical facilities, supermarkets and fitness centres may also be important for employees. Working parents will also likely appreciate the proximity of leisure and educational facilities for children.
Room for growth: when choosing a location, it is also important to consider your business’s future growth and development. If you are planning to expand, it is a good idea to choose an area with sufficient potential to handle new business opportunities and an influx of employees. Try to find out what the plans are for the area’s future development. According to Colliers’ forecasts, for example, the Prague market is expected to see up to 600,000 m² of new office space added by 2029. This will expand opportunities even in neighbourhoods that are currently less saturated.
Location image and reputation: the chosen location’s reputation and image can influence the clients’ and employees’ perceptions of your company. Choose a location that matches your company's culture and values. Some areas have a specific character and are perceived as modern and trendy. Consider what environment best fits your company. In the centres of major cities, however, you’ll pay a premium for prestige; according to Colliers data from 2026, rent for premium office space in downtown Prague reaches up to 30 euros per square metre per month, while in the wider downtown area it’s approximately 22.50 euros.
The most popular locations in Prague include Prague 1, 4, 5 and 8. Projects around metro stations are among the most attractive for tenants. A Colliers survey shows that there is currently the lowest number of vacant office spaces in the immediate vicinity of the Invalidovna, Hlavní nádraží and Flora metro stations. In Brno, the central part of the city around náměstí Svobody and Veveří is popular for office space rental thanks to its excellent public transport accessibility. This area has a lively atmosphere, necessary infrastructure and sought-after services. The Vlněná and Spielberk projects remain popular, but tenants are now also turning their attention to new landmarks such as Nová Zbrojovka and the long-awaited Dornych project.
