Renting a warehouse – how to choose the right space for your business

We'll advise you on what factors to consider when choosing a warehouse and how to find the perfect space for your business! Find out everything you need to know on our blog.

Choosing the right warehouse space is an important factor in the success of your business: whether you run a small business or e-shop, are involved in logistics or are a manufacturer. There are several factors to consider when choosing, including location and accessibility, size and layout, security and, last but not least, price and contractual terms.

    A thorough needs analysis

The first step, according to the experts at Colliers, should be a thorough needs analysis. Think about the quantity of goods to be stored as well as the storage conditions, which can vary from commodity to commodity. Don't forget your expansion plans either: consider whether you might need to expand your warehouse space. Based on this analysis, you can then easily determine the warehouse size and functionality that you need.

    Strategic location and accessibility

Another important factor is choosing the right location. The warehouse’s proximity to customers and suppliers as well as its accessibility for logistics and transport is essential. Therefore, consider connections to main traffic arteries and take into account surrounding infrastructure, such as parking for visitors and employees. Before making a final decision, also assess the local availability of human resources. The importance of good transportation links is also reflected in where new warehouse and manufacturing facilities are most often built today.

In the first half of 2026, approximately 446,200 m² of new space was added in the Czech Republic, bringing the total area of modern warehouse and manufacturing space to approximately 13.7 million m². More than two-thirds of the new construction took place in Prague and the Central Bohemian Region, and the Ústí Region is also seeing active development. New projects are traditionally concentrated along the D5, D1, and D48 highway corridors. The total potential future supply exceeds 5.2 million m².

    Size, layout and capacity limits

In addition to the size of the warehouse itself, you need to think about its layout, which also involves considerations for ceiling height. Zoning plans usually limit the height of buildings in industrial zones to 12 m. If you need a taller warehouse, you will also need to consider this aspect in your search.

    Facilities and sustainability

While the quality of a warehouse complex used to be assessed primarily based on the parameters of the warehouse itself, truck access and rent, companies today are increasingly looking at the amenities the park offers its employees. Modern industrial complexes are therefore increasingly taking their cue from office campuses and, in addition to the warehouses themselves, offer cafeterias, cafés, shops, sports facilities, relaxation areas, daycare centers and even housing options. There is also a growing emphasis on the site’s accessibility for employees—that is, connections to public transit, trains, bike paths and ample parking.

Interest in operational sustainability is also on the rise. Modern projects increasingly incorporate solar power plants, rainwater management systems, charging infrastructure for electric vehicles and a greater proportion of greenery, including green facades. Companies are demanding more natural light in production and warehouse spaces, and projects are often certified to standards such as BREEAM or LEED.

    Don’t forget about security

Once you have all the above steps behind you, don't forget to focus on warehouse security. First and foremost, check what security measures are in place. In particular, ask about CCTV systems, alarms, fire detectors and security against unauthorized entry. Fire and weather protection are also important, especially if sensitive or valuable goods are to be stored. It is also advisable to check the availability of security services.

    Lease agreement

Negotiating the lease agreement is a chapter in and of itself. This should take into account the length of the lease and any options for amendments or extensions. As needs may change in the future, it is important to be able to adapt the warehouse lease to your current requirements. Information on the procedure for terminating the contract is also important. Perhaps the most important point is the cost of renting the warehouse space and a detailed list of the services included in the price. These may include maintenance, management and insurance expenses.
