Community offices as a response to the hybrid model. Landis+Gyr and Colliers show the future of the work environment

The hybrid way of working, in which employees combine work from the corporate office and from home, is currently used in 44 percent of organizations in the Czech Republic, and in the case of commercial entities employing white-collar workers, it is the absolute majority. Given that the average occupancy of these companies' offices is still lagging behind – according to a survey by Colliers, it is currently around 40 percent on average – companies are looking for new ways to make their workspaces attractive, both for their existing employees and for job seekers. The technology company and global leader in integrated energy management solutions Landis+Gyr has invested in a new phenomenon – the community office.

The concept of the community office is based on the idea of building a corporate community. It offers a modern work environment that combines the flexibility and openness of coworking with the advantages of corporate culture. It serves as a space for spontaneous ideas, inspiration and inter-team cooperation. It also plays a key role in fostering teamwork and reinforcing shared values and a collective spirit. Landis+Gyr,  a pioneer in smart metering technology and integrated energy management, has invested in new offices based on this concept not only to make the working environment more attractive, but also to strengthen talent recruitment and support its further expansion. The project, located in Dejvice, Prague and comprising a full 1,600 m² of modern space, was implemented in cooperation with Colliers, a leading provider of diversified professional services in commercial real estate and investment management.

The company's team moved to the modern Telehouse complex, located near Evropská třída, from its original headquarters in Anděl, where it occupied three floors of a building built 15 years ago. "The layout of the offices, as well as their standards, no longer met the current requirements for the working environment . In addition, the space was not flexible and, despite its size, was poorly used,  which also affected the overall attractiveness of the workplace to potential and current employees," explains Lukáš Litera, project manager at Colliers, explaining the reasons and motivation for the change.

High standard, services and emphasis on well-being
The Telehouse complex, selected by Landis+Gyr for its new offices, offers a total of 18,600 m² of office space on six floors. The high-standard Class A building aims for BREEAM Very Good certification and also provides tenants with additional services, including catering in the form of a canteen and a café.

The architectural design of the offices themselves, which occupy one floor of the building, emphasized modern materials, smart technologies and natural elements: “The new space pursues four main goals: employee well-being, flexibility, ergonomics and the support of an attractive corporate culture. These aspects were reflected in the use of earthy colors, smooth curves and soft acoustic elements. A lot of greenery also plays a significant role, the design is reminiscent of a biophilic approach,” explains architect Ezequiel González Sánchez from Colliers.

The project for Landis+Gyr is a prime example of the approach to office design in the  modern work era. In addition to the usual office zones, it also includes multifunctional central collaboration spaces. These adapt to the structure of the working week – on busier days they serve as additional work areas, and in quieter periods as places for training, organizational meetings or customer events. This results in a better distribution of employee presence during the week and at the same time in meeting efficiency and sustainability goals.

“The new Landis+Gyr offices in Telehouse represent more than just optimization of space – they are an expression of how the company takes care of its employees and how it builds its corporate culture in modern times. Investment in a quality working environment also reflects the broader transformation that the entire sector is undergoing. The space where people work should also correspond to this,” adds Lukáš Litera.
