CTPark Prague North: A groundbreaking project with a vertical garden in an industrial setting

Vertical gardens – the greening of walls in interiors or exteriors – have become a common feature in modern office buildings. For the first time, however, this technique has been applied in an industrial environment. At CTPark Prague North, an entire wall of a 13,000 m² building has been covered with a living green façade. Research and University Collaboration


The development and implementation of this project, which combines ecology, architecture, and industrial development, involved experts from leading universities, including the Czech University of Life Sciences in Prague. Research focused on selecting plant species suitable for vegetative façades in industrial settings, and its findings were applied directly to CTPark Prague North.

Vertical gardens enhance workspaces while reducing carbon footprints. In recent years, CTPark Prague North has signed three major contracts – including with the food retailer Albert, confirming that sustainability in distribution centers is a key priority. Another tenant, Fulfillment.cz, commented:
"We were looking for a long-term partner who aligns with the growing demand from our clients for sustainable logistics in a strategic location for Prague."

Challenges and ROI


Installing a living façade is both technically and financially demanding. It requires careful selection of year-round plant species, with some needing regular replacement to maintain aesthetics and functionality. During summer, automated irrigation systems integrated into each module ensure optimal watering based on current climate conditions.
Despite higher initial costs, this is an investment with strong returns – thanks to energy savings, increased property value, improved working conditions, and positive environmental impact.

The Future of Green Façades


CTPark is pioneering the trend of green walls in industrial development. It is expected that plant façades will become an integral part of future projects. Vertical gardens hold great potential, especially for logistics centers, production halls, and brownfields, where old industrial sites are transformed into modern, sustainable spaces.
