    Prime Class A rent in central Prague is around EUR 27/sqm/month. Brno and Ostrava typically EUR 14 to 16/sqm/month. Outside the centre and for B/C classes prices start from EUR 10/sqm/month.

    What is the difference between Class A, B and C?

    Class A is modern buildings with top technology and certifications (LEED/BREEAM). Class B is refurbished older stock with lower running costs. Class C is older buildings without premium features.

    Can I get a right of first refusal on adjacent space?

    Yes, if negotiated in the LOI. Standard practice on larger requirements includes ROFR on neighbouring units and a renewal option.
